Q. I recently applied to rent an apartment in a new building.   My application was approved, but the leasing office says the building doesn’t yet have a “C of O.” 

Q. I just saw an amazing apartment in a new rental building.  The apartment is perfect and I’m so close to pulling the trigger, but I have one remaining concern: It’s on the second floor above a vacant retail space that the landlord will ultimately rent out. 

Q. I’m graduating from college this spring and plan to move to NYC for a new job.  I’m booking my plane ticket for a trip in May, but my prospective roommate won’t be able to join me because of other post-graduation obligations. 

Q. I have a tenant that has been occupying one of my apartments for about five years now.  She always pays the rent on time and I have not had any complaints about her until recently. 

Q. My wife and I were originally interested in buying a new condo, but we were not approved for a mortgage because of credit issues.  However, our lender thought that we could be approved in about a year if we resolve those issues. 

Q. I am trying to rent a co-op apartment from its owner, but we would like to avoid filing an application with the board.
